1. Determine the Correct Price

We will provide a full market analysis of your home and discuss the price with you in detail. Our goal is to get the highest price for your home from a qualified buyer who will perform. Choosing the right price is critical.

2. Preparing Your Home for Sale

3. Photography

A PICTURE’S WORTH

We hire professional photographers to photograph your home and produce high-quality, high-resolution digital pictures. We also use scanning technology to create 3-D virtual tours of your home, drone cameras for special perspectives on your neighborhood and site, and provide 2-D floor plans in the listing. Photographs are the most important tool we use. When everyone is carrying a camera [is a mobile phone], these photos not only speak a thousand words, they speak volumes. 

  • When the home is ready, we are with the photographer, setting up the best angles to present your home.

  • 3D Tours ‘gamify’ the search process. Your home will be viewed by potential buyers living in different markets – other cities, even other countries.

  • 2-D floor plans help buyers understand whether your home can work for their needs. Few companies provide them. We make them a standard feature in all of our listings.

 
 

4. Inspections

PRE-INSPECT TO CLARIFY

We recommended providing a professional home inspection and sewer inspection of your home for buyers to review. We schedule and oversee these inspections for you. We can help you decide which if any inspection items should be addressed before listing. 

  • Giving buyers access to professional inspections allows them to make informed choices

  • You will receive better offers and as-is offers with no inspection contingency needed

5. Marketing Literature

DIGITAL & PRINT

A full-color printed piece with photos and information that highlights the features of your home will be available to buyers in digital form and printed form on site. In a world driven by digital, people still love a tactile representation of the home. This is an important tool to help interested buyers remember your home. Marketing/Tour notes will be displayed throughout your home during an Open House to highlight special features. 

  • Taking a flyer home, a potential buyer will be reminded of your home and its special features

  • Tour notes posted around your home to highlight upgrades and features act as a virtual agent during private buyer tours

 
 

6. Multiple Listing Service

AGENT facing [NWMLS]

Your property starts on our regional multiple listing site – the NWMLS. This member-only database displays information about every property for sale in our region.

  • Creates a level playing field, exposing your property to every agent 

  • The NWMLS discourages pre-listing marketing and fosters a healthy marketplace where new listings are an event

  • Agents see your home as soon as they log into the NWMLS through a New Listing portal on their home page

 
 

7. Real Estate Sites

Once your property is listed on the MLS, your listing will populate immediately on all online public real estate sites including all the major firms in our area. The general public will see your listing even if they are not working with a real estate agent at the time. Most buyers in today’s market have already set up searches and will see alerts when your home goes live on:

8. Email Campaign

GOING TO THE SOURCE

We maintain a group list of active agents in your area and send an email version of the brochure to each of them – a great way to get the attention of the best and busiest agents in the market. 

  • The campaign is sent through the Mail Chimp Platform to over 400 local real estate agents working with buyers

  • The list is actively maintained by adding agents we meet in the field throughout the year

 
 

9. Showings

LET THE HOME SPEAK FOR ITSELF

Showings are booked through an agent-only online portal called Showing Time. We track the comings and goings and can reach out to showing agents for feedback immediately. We will follow up with you and give feedback and updates.

  • Bluetooth technology allows us to monitor activity at your home remotely

  • Private showings give potential buyers the breathing space they need as they get to know your home

  • Buyers can take our provided flyer. Along with their own agent, our tour notes posted throughout the home help guide them

  • We speak with agents after their showings. We help them understand the home and field any questions their buyers may have. 

 
 

10. Open Houses

OPEN HOUSES SELL HOMES

Public open houses are an important tool to expand the potential buyers for your home. We will host weekday open houses to encourage agents to tour the home without having to schedule an appointment. Open houses on Saturday or Sunday afternoons allow buyers to view the property even if their agent is not present.

  • Open houses create frequent chance encounters that lead to sales

  • Busy agents may find it hard to personally show every new listing to their clients. Open houses provide access for represented buyers when their agents are engaged elsewhere.

 
 

11. Reports
